Get ready because we truly saved the best for last. In this sequel reveal, we’re sharing how the final three rooms of this home came together to complete the overall design. Starting with the family room, one of the main spaces for entertaining, and moving to the sunroom and home office, we designed each room to complement one another and create a home that feels balanced, intentional, and beautifully cohesive.

Project Modern Fairway Views Part 2
Our main goal in this design was clear: create cohesive spaces, without being boring or repetitive. In the past, we’ve talked about how one of the main benefits of designing several rooms in a space is that it allows us to create a beautiful, balanced home while letting each room’s personality shine through.
With so many different rooms in this project, our challenge was to modernize each room and create a home that felt intentional and beautifully created. So, with a clear plan in mind, we decided to focus on these three elements for the family room, sunroom, and office.
- Lighting: these three spaces had great natural lighting; all we needed to do was enhance it by adjusting the design colors and adding the right elements.
- Layout: Creating a functional layout that flows well is key to any design. It lays the foundation for a great design.
- Layering: We brought these spaces to life by adding different textures and materials, which help create a cozy atmosphere throughout the home.

Family Room
Our clients loved the large space, especially the natural light pouring in from the sunroom, but disliked the fireplace and the room's overall heavy feeling. As you can see from these preview pictures, it felt dark, outdated, and visually heavy.
Our initial design goals for this space were to modernize the fireplace and built-in unit, lighten the space, and introduce color, pattern, and texture through furnishings.
One of my starting points for designing the family room was the colorful wool rug. Admittedly, my clients were hesitant about my choice. However, they trusted my expertise as a designer, and on reveal day, they said that the rug was one of their favorite elements in the room.
We also sourced a large, comfortable sofa in a soft powder-blue fabric that feels like butter—it's incredibly soft and easy to clean, too.
The two woven side chairs are among my favorites because they add a lot of texture and are quite comfortable, too. The one-side table next to the sofa is a piece that belonged to my client's grandmother, so we needed to incorporate that into the home's design, and we styled it with a very modern lamp.
We replaced the original ceiling fixture with a modern chandelier. Since we decided not to keep the fireplace on the kitchen side, we completely gutted it and installed a contemporary fireplace box. Our clients wanted to mount a TV above the fireplace, so we chose a dark gray porcelain tile surround to help disguise the television. Finally, we added a simple wood box mantle to bring warmth to the design.
To update the built-ins, we painted them the same white as the walls, but in a satin finish. We selected a blue herringbone wallpaper for the backs and changed the hardware. Now they are styled with some of our clients' books and accessories, both old and new.
Our clients had a console we were happy to use in the design, and it fit perfectly against the back wall of the family room. We styled it with a lamp and accessories. Then we sourced an abstract piece of art from a local art dealer that fit the room's style so well and added a punch of color.
Our clients have shared how much they enjoy hosting gatherings here, and it’s always wonderful to hear that their guests love the space too!
Sunroom
The sunroom may be my favorite room in the house. A lot of natural light pours into the room, making it the ideal location to sit and relax with a book. Our clients loved the backyard views, which feature a pool and a wooded golf course.
Since we wanted this room to feel light and airy, one of the first updates we made was painting the ceiling blue. We also swapped the lighting, adding a rope-and-brass chandelier that turned out to be the perfect piece.
When designing an open floor plan like this, it’s important to create a cohesive look without everything needing to match. A common question I receive is about rugs: "Should they match?" The answer is no. Instead of matching, rugs should complement each other and harmonize in style and color.
I incorporated some of the family room's colors into the sunroom, but in a different way. While the family room rug features a geometric pattern, the sunroom rug is more abstract.
We added texture with furnishings that are comfy and invite people to stay in and relax. Our client requested a console table that could also function as a desk when she is working.

In another part of the sunroom, our clients wanted a simple sitting area. We sourced two comfortable swivel chairs and an ottoman that doubles as a coffee table.
This space is the perfect spot for my clients to work. The final result? A light, bright, yet cozy space.
Home Office
You never know where your inspiration may come from, and in this room, our starting point for the design was the client's existing artwork behind the desk. All of the colors, including the wall paint and drapery fabric stem from there.
Once inspired, it was time to focus on our client's needs, which included built-ins, a desk, and updated lighting.
We worked with a local craftsman to design the corner built-in unit, and can we all agree that he executed it beautifully?
The brass sconces on top really take it up a notch. We sourced a simple desk and used our client's existing lamp.
